Philadelphia homeowners can now apply for multiple property tax relief programs using a single, streamlined application. Five relief applications have been merged into one to simplify the process for you.

Click here to search for your property by address and you will be able to apply for any of the property tax relief programs listed below.

  • The Homestead Exemption, which lowers your tax bill by up to $1,399 a year. Visit phila.gov/homestead to learn more.
  • The Longtime Owner Occupants Program (LOOP), which caps your home’s assessed value and limits future tax increases. Get more information at phila.gov/loop.
  • The Low-Income tax Freeze, which locks your annual Real Estate Tax bill at the previous year’s amount, regardless of changes in your home’s valuation or tax rate. For example, 2026 bills are being frozen at the 2025 amount. If your property’s value or tax rate dropsyour tax bill will be frozen at the new, lower amount.   • The Senior Tax Freeze, which freezes your bill at the amount from the first year you became eligible. Like the Low-Income Freeze, the Senior Freeze also adjusts if the value or tax rate decreases. Learn more at phila.gov/tax-freeze.
  • The Real Estate Tax Installment Plan, which lets you pay your current bill in affordable installments—without interest or penalties—instead of a lump sum. It’s open to all seniors, regardless of income, as well as low-income homeowners. You can learn more at phila.gov/revenue/installment-plan.
