Community Update: Protecting Homeowners, New Infrastructure, and National Night Out

Dear Friends,

I'll have more updates on the state budget to share with you next week, but in the meantime, I wanted to highlight a few of the important issues and community events that have kept me busy recently.

We Need Your Help to Protect Manufactured Homeowners

One of the most powerful moments at the Capitol recently came when manufactured homeowners traveled to Harrisburg to share their stories firsthand. They spoke about the devastating impact of rapidly rising lot rents and made it clear that families who own their homes should not have to worry about being priced out of the communities they love.

Now it's time for the Senate to act.

House Bill 1250 passed the House with strong bipartisan support and is ready for consideration in the Senate. This legislation would protect homeowners from predatory lot rent increases while still respecting responsible community owners. It is about creating fair protections for Pennsylvania families.

The clock is ticking. If the Senate does not pass HB 1250 before the legislative session ends in November, the bill will expire. That means we would have to start the entire legislative process all over again next year, delaying much-needed relief for homeowners.

You can help make a difference today by:

  • Sending a message to your state senator using my advocacy tool.
  • Calling your senator and urging them to support HB 1250.
  • Sharing this information with friends and neighbors.

Every email, phone call, and conversation helps build momentum.

A Major Milestone for Our Region

There is exciting news for drivers and local businesses alike. The new Fort Washington Turnpike Zip Ramp is officially open.

This project is about much more than improving traffic. It represents an investment in the future of our region by making commutes more efficient, improving freight movement, and strengthening access to local businesses. Those improvements help support economic growth throughout our community.

Thank you to the Pennsylvania Turnpike Commission, Upper Dublin Township, Montgomery County officials, business leaders, engineers, contractors, and everyone whose hard work made this long-anticipated project a reality.

Celebrating Community at Horsham's National Night Out

One of my favorite parts of serving our community is getting to spend time with all of you at local events, and Horsham's National Night Out was no exception.

It was wonderful to see neighbors, families, first responders, and community organizations come together for an evening filled with fun, friendship, and community spirit. Events like this strengthen the relationships that help keep our neighborhoods safe and connected.

My team and I enjoyed talking with residents, visiting with our police, firefighters, and emergency personnel, and celebrating everything that makes our community such a special place to call home.

Thank you to everyone who helped organize this fantastic event and to everyone who came out to make it such a success. We are already looking forward to next year.

As always, thank you for staying engaged and involved. Your voices truly make a difference, and I appreciate the opportunity to serve our community.
